Tips For Tenants
Applying for a property
To apply for one of our rental properties, you'll need to complete a tenancy application form before we speak to the landlord. You will also need to supply the following:
- Photo ID (passport or driver's licence)
- Verification of your current address
- Previous rental references
- Employment verification
Bond
There are 2 types of bonds we charge — a general bond and a pet bond.
General bond — we typically ask for 4 weeks rent as bond before your move-in date. Your bond money acts as a security in case there are any damages or unpaid rent at the end of your tenancy.
Pet bond — for pet-friendly properties, an additional 2 weeks' bond is required before move-in, on top of the general bond.
Your bond money will be lodged with Ministry of Business, Innovation and Employment (MBIE) within 23 working days of the commencement of your tenancy. At end of the tenancy, once we are satisfied that the conditions have been met, your bond money will be refunded to your nominated bank account.
Paying rent
It is your responsibility to ensure weekly rent is paid on time. All rent must be paid in advance and received on or before the due date. If you experience any difficulty paying your rent, it is in your best interest to notify us as soon as possible. If you fall into arrears, Ora Property Management will apply to the Tenancy Tribunal to resolve the matter. In all cases of rent arrears, the provisions of the Residential Tenancies Act will apply.
Outgoings
The tenant is responsible for paying all costs related to your use of the property, such as electricity, gas, phone, and internet. The landlord is responsible for rates, insurance premiums in respect of the premises (house insurance) as well as body corporate fees.
Inspections
Before you move in, we will prepare an initial inspection report that shows the current condition of the property. You will receive this report by email and again when you collect the keys. This report is important because it will be used at the end of your tenancy to help decide your bond refund. Please take the time to read it carefully and make sure everything is correct. If anything needs to be changed, update the report and send it back to your property manager within 7 days of your move-in date.
Also, routine inspections are conducted every 3 months to monitor the condition of the property and identify any maintenance or repair needs. To provide a comprehensive report to the owner, we are required to take internal and external photographs as part of the inspection. That said, we respect your privacy and will only photograph internal areas related to tenancy issues. Tenants are encouraged to report all issues, so we can resolve them early.
Maintenance & Repairs
During your tenancy, please let us know as soon as any maintenance issues come up. It is best that you contact your property manager by email, so we have a clear record of communication. We will then work with the landlord and our contractor to fix the issue as quickly as possible.
An emergency repair is when there is a risk to your health and safety or if the structural integrity of the property has been compromised. If there is an emergency after hours and you cannot reach your property manager, you may contact an emergency contractor directly. Unless it is an emergency, any maintenance arranged by yourself will likely be at your expense.
Ending your tenancy
When either the landlord or tenant gives notice to end the tenancy, we will send you a cleaning checklist to guide you before you move out. As per the Residential Tenancies Act, the premises must be left reasonably clean at the end of the tenancy.
You must return all keys by 9:00am on the next working day after you move out. If the keys are not returned on time, the locks will be changed, and you will be held liable for all associated cost.
We will conduct a final inspection of the property after you move out. If there are any issues with the condition of the property, we will contact you. Please note that you may not be given access to the property to address these issues.
Any cleaning or repair costs may be deducted from your bond or result in a Tenancy Tribunal hearing.
