We undertake full comprehensive checks for all prospective tenants including background checks, credit verification, employment confirmation, reference checks, and Tenancy Tribunal history to ensure your property is in reliable and safe hands.

Quick Tenancy Agreements

We handle tenancy agreements promptly and professionally, ensuring everything is in full compliance with Residential Tenancies Act 1986 for a smooth, stress-free move-in.

Timely Payments

We ensure the rent from your property is received weekly. Rent money is then disbursed monthly or bimonthly into your preferred account, helping you to keep on top of your outgoings. If a tenant falls behind on rent, we take prompt action through the appropriate arrears process, including attending Tenancy Tribunal hearings where required.

Financial Statements

Monthly statements are provided to you on the 1st business day of each month, outlining rental income, fees, and any maintenance expenses incurred that month.

Property Inspections

We undertake incoming, outgoing, and ongoing routine inspections. During tenancy, we inspect your property every 3 months — catching issues early, documenting its condition with photos, and making sure your investment stays protected between tenancies.

Maintenance

We handle maintenance quickly and professionally to protect your property and keep your tenants happy. We work with a network of trusted, licensed tradespeople across Hamilton to ensure quality work at fair prices.

Vacating Notice & Move-Out Management

Professional handling of tenant move-outs in accordance with Tenancy Services. Final inspections, deposit settlements, and bond refund — all managed seamlessly.

Property Insurance Arrangement

If you prefer to manage your property yourself, we can still help you find the right tenants.

We do the hard bit for you — marketing, viewings, tenant screening, and prepare all tenancy documents. Once the tenants are signed up, it's over to you.
